24/7 HVAC Monitoring
Know what your heating and cooling system is doing, and catch a small problem before it becomes a major repair. Smart monitoring is part of The General Membership, watching your system around the clock between visits.
What 24/7 monitoring helps you avoid
Most HVAC problems start small and quiet. Monitoring notices the early signs so they get handled before they become an expensive surprise.
Surprise breakdowns
Early alerts on performance changes, so issues get caught while they are still small.
Water damage
A dedicated sensor watches your drain line and warns you at the first sign of water.
Winter freeze risk
The system flags near-freezing temperatures so you can act before pipes are at risk.
Guesswork on filters
Filter reminders based on real pressure and dirt, not an arbitrary calendar.
A system quietly losing efficiency
Performance insights in the app show how efficiently your system is running.
Wondering if everything's okay
A monthly health report and a live view of your system's status, any time.
How it works
We install it
A licensed technician places the hub and sensors during a membership visit. It takes about 15 minutes per system and requires no changes to your equipment.
It stays connected
The sensors quietly monitor your system around the clock over your home internet and send readings to your dashboard.
We watch it year-round
You get alerts for the things that matter, and our team reviews the technical ones and reaches out if your system needs attention.
What gets installed
Your kit includes a small hub and three sensors, placed where they can see the things that matter most.

Comfort sensor
Sits on a supply vent and tracks the temperature and humidity of the air your system delivers, so we can see how well it is actually performing.

Filter sensor
Reads the pressure across your filter and tells you when it truly needs changing, based on real data, not a guess.

Water sensor
Sits by your drain pan and alerts you the moment it detects water where it should not be, and warns of near-freezing temperatures.
The monitoring runs on the SmartAC platform, installed and managed by The General Heating & Air.
Everything in one app
Your monitored plan comes with The General HVAC app, so your system's health is always a glance away.

See your system status, breakdown risk, and filter health in one place.
Order filters
Wholesale pricing, shipped to your door, in a couple of taps.
Schedule service
Book tune-ups and manage upcoming visits from your phone.
Real-time alerts
Get notified the moment something needs your attention.
Your maintenance history
Every visit and report, kept in one place.
Live app support
Help with the app and your devices whenever you need it.
No cameras. No microphones. Ever.
The sensors measure three things only: temperature, air pressure, and moisture. They watch your equipment, not you.
Is 24/7 monitoring right for you?
It is a great fit for a lot of homes, and honestly not necessary for others. Here is how to tell.
A great fit if
- You own your forever home and plan to stay a while
- You travel and want eyes on the house
- You would rather prevent problems than react to them
- You want your maintenance handled for you
Probably not necessary if
- You are planning to move soon
- You do not have home internet service
- You only want one-time repairs, not ongoing care
What happens when something's off
- You and our team are both notified the moment a sensor flags an issue.
- Urgent alerts, like a water leak, reach you by push notification, email, and text.
- Our team reviews the technical alerts and reaches out to schedule service if your system needs attention.
- You never have to figure out what an alert means on your own.
Which plans include monitoring
Monitoring hardware and professional installation are included, complimentary, on the monitored plans.
Monitored memberships are billed annually with a 24-month minimum term.
Frequently asked questions
Do the sensors have cameras or microphones?
No. The sensors measure temperature, air pressure, and moisture only. They monitor your equipment, never you.
How long does installation take?
About 15 minutes per system. A licensed technician places everything during a membership visit, with no changes to your equipment and nothing for you to install.
Do I need a smartphone and internet?
An internet connection is required so the system can send readings and alerts. A smartphone is recommended for real-time alerts, but you can also receive monthly health reports by email and order filters through a web portal.
What happens when a sensor detects a problem?
You and our team are both notified. Urgent alerts like water leaks come through as a push notification, an email, and a text. Our team reviews the technical alerts and reaches out to schedule service if your system needs attention.
Does it work with more than one system?
Yes. Each system gets its own sensors, and your technician will confirm exactly what is needed during installation.
Which smart thermostats does it work with?
Honeywell Home and Google Nest today, with Ecobee coming soon. The sensors work on their own and do not require a smart thermostat.
How much data does it use?
Very little. It runs quietly in the background using minimal home internet data, without slowing down your network.
Is there a contract?
Monitored memberships run on a 24-month term with a $120 early cancellation fee. The term reflects the monitoring equipment we install and maintain for you, along with the ongoing service that comes with your membership.
What if I sell my home?
The monitoring equipment stays with the membership rather than the home, so if you are moving, just reach out. We will walk you through the options, whether that is ending your plan or getting the new owners set up.
How do I get started?
